Refund Policy
Property intelligence reports are generated using real data-retrieval and AI-processing costs, so refunds are reviewed case by case rather than issued automatically. This page explains exactly how that works.
When you can get a refund
We will approve a refund when the product did not deliver what was promised. In practice that means:
- The report failed to generate and could not be delivered
- A data failure caused the report to be substantially empty or unusable for your address
- You were charged for the wrong product or the wrong address due to our error
- A duplicate charge occurred
When refunds are unlikely
A refund is unlikely when the report was delivered as described and the request reflects the nature of public-records data rather than a product failure:
- The report was delivered and accurately reflects available records, even if some sections show "not found" or "source unavailable"
- Records for your jurisdiction are limited — we disclose coverage limits before purchase and in every report
- The report was already downloaded as a PDF or heavily used
- You expected information we do not provide (e.g., a title insurance commitment, appraisal, or inspection)
How the review works
- You submit a request through contact/support with your report ID and the reason.
- We check whether report generation started, whether paid data retrieval was incurred, whether the report was delivered, and whether a PDF was downloaded.
- Where data failure caused the problem, we may offer a regenerated report or a credit as an alternative to a refund.
- Approved refunds are issued to the original payment method, typically within 5–10 business days.
Because report generation incurs real per-lookup data and AI costs, we do not automatically issue full refunds after a report has been delivered and downloaded. A human reviews every request.
BehindTheDeed reports are informational property intelligence based on available public records and third-party data. A refund is not available on the basis that the report did not replace a title search, inspection, appraisal, survey, or legal advice — those services are outside what we provide, as described at purchase and in our Report Limitations.
