How It Works

A BehindTheDeed report is built in five steps, from a single address to an evidence-linked property intelligence report. The same process runs whether you are a buyer, agent, inspector, investor, or appraiser.

1. Enter an address

You start with just an address. We normalize it (standardizing format and validating deliverability where possible) so every downstream source is queried against the same canonical address.

2. We match the parcel and retrieve records

The address is matched to a parcel where GIS data allows. Then our adapters retrieve what each jurisdiction makes available: assessor and tax records, recorder/title history, permits, code violations, FEMA flood data, EPA environmental proximity, zoning, and market context.

3. Evidence is linked and risk is scored

Retrieved records are normalized and deduplicated, and every material finding gets a source, retrieval date, and confidence level. Explainable scoring modules turn the evidence into BTD Risk Scores — with the component breakdowns shown, not just the numbers.

4. AI interprets — from evidence only

AI drafts the plain-language interpretation: executive summary, red flags, and questions for your agent, inspector, title company, seller, and lender. It works only from retrieved records with citations attached. QA checks flag unsupported claims, missing citations, and legal-overreach language before release.

5. You get the report

View it online (sections expand on mobile, citations tap to expand) and download the PDF. Every section shows what was found, what was not found, which sources were unavailable, and what to verify directly with officials.

What a report always shows

  • What was found — with sources and retrieval dates
  • What was not found — explicitly listed
  • Which sources failed or were unavailable
  • What requires direct verification with officials
  • Confidence level per section
  • Professional verification recommendations
